Areas

Dubai and Abu Dhabi: five areas I know well.

Dubai is a big city. I would rather know five areas properly than all of it vaguely, so I follow their floor plans, their developers, their rental demand and their pricing day by day. If the area you have in mind sits outside that list, tell me anyway. I track the wider market and can put a realistic picture together for it.

01

Dubai Creek HarbourGross yield 6-7%

Central and established. Tenants are quick to find and gross yields usually sit around 6-7%. It's usually where I start with first-time investors: few surprises, and the demand is already there.
02

Dubai SouthGross yield 7-9%

A growing area on the Al Maktoum airport and Expo corridor. Entry prices are still low, so gross yields can reach 7-9%. I recommend it to buyers thinking long term. If you're planning to sell within two years, I'll put together a shortlist from the more liquid areas instead.
03

Dubai IslandsGross yield 7-8%

Waterfront island projects with limited supply. Strong for short lets, with gross yields usually around 7-8% and some seasonal swing. I follow this area closely for clients who are after Airbnb income.
04

Expo CityGross yield 6-7%

A master-planned city built on the Expo 2020 legacy. Most tenants work in the offices around it, which keeps the income regular. Yields sit at 6-7%, modest but predictable. The architect in me likes it here: planning discipline tends to come back as value over the years.
05

Abu Dhabi · Yas IslandGross yield 6-8%

An island built around Yas Marina Circuit, Ferrari World and Yas Bay, carried by tourism. Short-let demand stays alive all year and peaks in weeks like the F1. Gross yields usually sit in the 6-8% band. Prices in Abu Dhabi are more measured than in central Dubai, while the Golden Visa threshold is identical: an AED 2 million title deed counts anywhere in the UAE.
If rental income is the priority

Finished stock, ready to rent now.

The five areas above are where I work: I follow their floor plans, their developers and their rental demand day by day. If what matters most to you is income starting now rather than waiting out a build period, these four areas belong on the table too. This is completed, established stock, so the rent starts right away instead of waiting for handover. I track the market figures here as well, and I can source in these areas if that's what you need.

01

Dubai MarinaGross yield 12-15%

Short-term demand stays strong here all year in furnished, well-managed units. It's one of the highest-yielding areas in the market, and the stock is finished, so the rent starts right away.
02

Downtown DubaiGross yield 12%

Demand around the Burj Khalifa never really lets up. Keep occupancy high and the yield settles into this band; this is another completed, ready-to-rent area.
03

Dubai Hills EstateGross yield 9-12%

Tenants here are mostly families and demand holds steady. Villas and apartments sit side by side, and there's a wide range of completed projects to choose from.
04

JVC (Jumeirah Village Circle)Gross yield 9-10%

Low entry prices lift the yield here. Tenant turnover is quick, so finding the next tenant without a long vacancy tends to be straightforward.
